General t&c along with fixed time period and penalties and other useful terms should be mentioned.
Please make this as if you are going to place order for your home.

Better consult any book on conveyancing. You will get models which u may adopt.

Mr. Debesh,

Your saying "Please make this as if you are going to place order for your home" sounds very nice but more often than not such a request backfires!

For instance, very recently, I had a practical experience. Thinking that I am smart, I implored the vegetable vendor to select and give the vegetables, as what he himself would be taking home.

Pat came the reply: "Sir, hum tho sade hue baki jo bachtha hai us ko apne ghar lekhe jathe hain."

Moral of the story: Either do it yourself, or engage somebody to professionally do it for you.
