Dear Experts,
One of my friends had purchased site DC converted from a developer in Bangalore electronic City during 2003. He is constructed house in 2004 and now he wanted to sale this property. When the buyer approached bank with property details bank has asked family tree of the original seller who sold property to my friend.
The Issue now is : Original Seller(Jagan) of the land is still alive but he is not sharing family tree with my friend.
Another point my friend heard that Jagan got 2 sons they were attained 18 years during 2003 but there is no consent letter from his son when it is sold to my friend.
Request your help on this issue: Can the Jagan sons put claim on this property? If yes how the court can fix claim ? Is there any time limit for such claim?
What precaution my friend can take?

There is a difference between purchased or received on lending basis. So, first of all you should be clear whether property was sold or lent by the developer to your friend.

Sir Thank you for clarity, It is sold to my friend through Sale Deed, not lending. for U r info my friend has taken Loan against this property in bank during 2003 amd now it is paid back, but Bank has not asked this document that time. It seems 1st seller complete family tree with NOC from the 1st seller Son's if they are above 18 years is required now to get the bank loan.

Please help.
