my father had purchased a house from someone who has purchased it from my grandmother by virtue of sale deed. but the said property has not been mutated from the last 35 years and the electric bill as well as the muncipility and land taxes are paid on the name of my grandmother. now my uncles are claming right on the property. is they have any right on this. my father is no more. kindly give the reply as soon as possible.

As you father has got valid title deed in support of that property , your uncles have no right over it nor absence of any mutation certificate or land tax improves their case.

it is your father's property.mutation entries cannot and do not have anyimpact on the title.

It is only the regd. Deed of Sale which gives title. If your father's Purchase is valid, others do not have any right whatsoever. The Mun. records is only for the use of the Mun. The e'ty bill is for use of the e'ty authorities. None of these confer title to a property, at most, it may prove possession. However, U are advised to register your name with the said authorities as it will prove your possession. Moreover, they also go a long way to prove your res. address.
