cancellation of regd. gift deed

i have accepted one Regd. gift deed(private road) from our land lord.Within ONE MONTH he cancelled the deed unilaterally in sub- register office but not in court of law and again he gifted it to muncipal corporation .Is the cancellation valid or not?

The unilateral cancellation of gift is illegal. Once gift is made by doner and donee has accepted the gift, the process is completed and the doner looses his rights on property. Thus cancellation of gift deed unilaterally is not possible. You can file suit for cancellation of second gift deed in favour of municiple corporation.

The cancellation deed is not valid. Also the second gift deed is also not valid. "One cannot gift he has not" So file a permanent injunction suit against the donor and municipal corporation
