Hi,
My father-in-law and his brothers inherited a property from their father which was bifurcated to ascertain their respective apartments. Now, my father-in-law has gifted a portion of his apartment to my son who is a major. The local authorities are saying that since the property is being bifurcated for the second time, they will be able to issue B-Katha. Is there such a rule?
Any help would be useful. I am willing to pay fees for the same.

There is no any fresh bifurcation only the right is transferring to B from A, so you convince the local authorities.

It will be helpful if you can elaborate.
On paper, the property is being bifurcated and the gifted property is expected to be issued with new door number.

An apartment is an indivisible unit. As such if a portion of the apartment is gifted, the donee becomes joint or co owner of the apartment. Hence in the property card his name is required to be added as co owner only. Khata number will not change. Example: where the property is purchased jointly by two or more persons, the property card will show all the purchasers name as joint owners with one khata number only.
