Original sale deed has been lost

I have bought one floor building. Original sale deed between builder & last owner of the entire land has been lost.He has filed a lost report in police station and given advertisement in english and hindi newspaper.He has given certified copy of sale deed.I have got bank loan with clean search report and CERSAI report.Will there be any chance of unwanted claim by anybody in future? Will I be able to sale it comfortably?

Section 34 of registration act 1908

Original builder/developer and the original land owner sold a shop property to purchaser with registered document. After two three years this new owner of the said shop sale this shop to new purchaser. Sale deed is being registered with sub registrar. There are three parties mentioned in the sale deed 1) owner of the shop as seller 2) purchaser 3) builder ( as a confirming party) there is no any intrest mentioned in the document as why he is confirming this sale deed. Purchaser and seller present at the time of registration. Sub Registrar registered this agreement in the absence of third party (confirming party) after some period registrar refuse the registration under section 34 of registration act 1908.
My queries are,
1) can this sale deed is considerd as unregistered sale deed
2) after refusal from registration office is that sale transaction automatically cancelled.
3) can original owner resale the said property to any other person-

Karta of ancestral property

My father and mother both expired leaving a Regd. Will. In the will three floors of the building are given to two sons and widow of eldest son, who are already occupying those floors. Sister is excluded from any part in the property as per WILL.
Will it be considered as HUF. If so then who will be Karta of the family. There is no karta mentioned in the WILL.
Who can take final decision about legal matters.

Regarding eviction of family members from gifted property

my sisters father in law gifted his house property (self acquired property) to my sister. Other family members (my sister husband two brothers and their family) constantly making clashes with father and mother in law (both are senior citizens) and not taking care of them and also unnecessarily quarreling with my sisters family as they are taking side of father and mother. total family dispute. As my sister was pregnant and her father and mother in law has medical issues. My sister is residing in rented house at other place along with her father and mother in law since last 1 year. Due to serious medical issues her mother in law dies before 3 months and after her mother in laws death her father in law gifted his acquired property to my sister with taking concern of her husband as both of them constantly taking care of them. Can eviction of family members from the gifted property is legally possible or what are the consequences legally

Senior citizen with no birth certificate

My mother is senior citizen aged 77 years old, had applied for fresh passport alongwith documents Aadhar, Pan & Bank passbook and passport is received with post police verification, now police is asking for birth certificate which she doesn't have.
Please give suggestions what to do.

Crime as a juvenile

Dear Sir/Mam,If a person has a case registered under 294, 323/32 and 506 as Juvenile and case was also in Juvenile Court and got निर्मुक्त from the court. Is he eligible for govt. Job. I want to mention here that the person was juvenile at that time. Follow Query Report Abuse

Filing of rejoinder before the cat, chennai bench - reg.

Respected Learned Experts, I am appearing as Party in Person in a case filed before the CAT, Chennai Bench with regarding to fixation of pay. The Respondent has filed their reply statement. Now I want to file rejoinder to the reply statement. Whether the re-joinder may be filed with additional Annexures on behalf of Applicant. If so, whether the Annexures to be allotted with continuation numbers of Original Application or it should be numbders afresh. Please guide me in the matter. Secondly who has to obtain rental agreement stamp paper by paying money

Physical assault and threats



I am running a PG business. One of the tenants hasn't paid the rent and was very bullish every time. So we asked him to leave as he was also not paying the rent from last one month.

He also has no constant job.

He made up a story that I was rude and abusing and started fighting with me. I threw him out of the house but he called some 5-6 guys and made a nuisance outside my house for 1-2 hour.

Threatened to beat me and abused me.

When they tried to get into my house by climbing the neighbors house and from their roof top to mine.

I called the PCR. Then these guys lied the they have no due.

However the police ask them to leave and collect the remaining article the next day.


But the next day this guy cam 3 time and just bullish around and did not took his remaining luggage. We close the main door.

Again he climbed the neighbors house and entered our house and started hitting me. I escape any how. Went to my friend's house near but called pcr but they hung up. He took all article and did some damage into my house.


What all legal action can i take. I don’t feel safe to go out.

Ews certificate for married women

My wife has applied for EWS certificate and was issued the same. At the time of issue of certificate my Income and assets along with Assets from wife's father father were taken into consideration.
We had applied for EWS certificate after 2 months of her father's death. But now there has been enquiry on the same certificate and the tehsildar is asking to provide the income details of her father (for the FY when he was alive) also and threatening to cancel the certificate on the grounds that his income plus mine makes it more than criteria. Her mother has already passed away 15 years back.
Kindly advice is the Tehsildar right in considering her father's income.
Although me and my wife are living with my parents and we have got married many years ago.
