Revocation of power of attorney

X agrees to buy Y's land (L) for a consideration of Rs.25,00,000/- and paid Rs.10,00,000/- as an advance and as such entered a sale agreement with Y stating the execution of sale deed within 3 months from date of sale agreement by paying balance consideration amount. But on date of sale agreement, X requested Y to execute a power deed in favour of Z for his easy payment of balance consideration. Beliving the same, Y (principal), executes a valid registered general power of attorney (POA) in favour of Z (power holder/agent) with respect of dealing with Y's land (L). But after the lapse of said 3 months, X n Z has not acted as per wat they obliged to Y. Now witout the knowledge of Y and suppressing earlier sale agreement, Z, as power agent enters a sale agreement wit P in respect of Y's land (L) for Rs.35,00,000/- and recevies advance amount n deposits in his account. Knowing tis later,before Z executing sale deed in favour of P, Y cancelled the POA thro a registered power cancellation deed by orally intimating about the revocation of POA to X n Z. Hence Z unable to execute sale deed in.r.of P and files a case to cancel such cancellation of power on the ground of non issuance of written notice of revocation.

Now whether such unilateral cancellation of POA by Y is valid?
Whether issuance of written notice of revocation is mandatory before cancellation of POA?
Wat other remedy vest wit Y in securing his land (L).

Sale deed scan misuse

Hi..I have been trying to dispose one the sites I own.To prove the authenticity of the deal,many a times individuals/brokers have asked for sale deed copies.Xerox Copies and scans of my sale deed are now internally distributed to many brokers and now I am fearing misuse of these documents by the brokers..I have still been unable to sell the land because of local brokers warding off any potential buyers saying we have promised to sell the land to them and show them the sale deed copies and send back buyers..Can the brokers actually misuse the scan or xerox?Could someone please suggest/help me.

What can i do for original prior land deed agreement loss

Sir/Madam,

I living in Pathanamthitta Dist in Kerala State. I was applied a Home loan in SBI. Original prior land deed agreement (before 15 years) loos in my hand. I need it for SBI Home Loan. before 15 years prior deed agreement is a essential document for SBI home loan. please advice me what can I do now ?. Is there anything like an Irrevocable Power of Attorney (especially in Property Matters) ? When can a Power of Attorney be totally Irrevocable ?

Intellectual and non compete agreement

Hi Experts ,

My last employment was a fashion designer in an export house and i was handling international clients accounts and was also send abroad to meet them .

However at time of my appointment i was not asked to sign any non-compete or intellectual agreement , but later when i was asked to travel I had to sign the documents .

the agreement is made on company letter head and not on a stamp paper .

also it does not have any sign of witness and also it states that this agreement will be come into affect from 2008 that was my joining date but was signed in 2011 that when i was asked to travel .

In this agreement , it states that i cannot open my own business ever nor i can contact the same client ever in my life .

It also bounds me to take up new job for six months .

I want to know if can i open my own company and if the ex employee can file a case against me on breaching the contract .

Also as my research most of these contract are time bound but my contract does not mention any time period for opening my own company , it only says i can take up new job only after six months from official notice and can never ever open my own biz .

Also the contract say its bounded on my heirs and legal assignes too .

Pls advice .

Drivers license

Hi

I have a two wheeler motorcycle license (100 cc) from maharashtra.
I now live in Karnatake and want to get a car license.
Is it ok if i apply for a separate license for car in karnataka? I dont want to add the vehicle to my existing motorcycle license as it would be a long process.
Is it legal to hold two license documents for two separate class of vehicles?

Name misspelled


Dear sir,

My name is Sudeesh P, and i am from Kerala. In my higher secondary certificate my name is misspelled as "Sudheesh" instead of Sudeesh, as a result of which the same mistake has happened in my degree mark sheet and provisional pass certificate also, since the Calicut university from where i got the degree take in the consideration the details mentioned in higher secondary certificate. Now, now when i applied for the degree final certificate they refused to give it to me stating that there is a mismatch in the way my name is spelled in 10th certificate and higher secondary certificate. I got my degree at 2008, please do advise me of the possible legal measures i can adopt to get it fixed. I am trying for govt jobs, and am really worried if would face problems at the time of certificate verification. I got all the details with me including hall tickets of every examination from 10 th std to degree final year, TC and conduct certificate from college. In the hall tickets my name is correctly spelled as "Sudeesh". I have got a letter from the school where i completed my higher secondary validating my claim. I also have all the other identity proofs like Pan card, Election Card, Passport, Adhar card, and Driving License. And no where else my name is misspelled other than the higher secondary and degree certificates.
