Dear experts
I have question about the flats issued by the slum board.
1. How to deal with slum board property.
2. First party expired and he made GPA to someone.
3. First party/ real owner has wife and two minor kinds.
4. Till now there is no “Right Document”(Hakku patra) issued by the slum board.
5. Slum board has given just “Identification document” (Palanubhavi patra).
6. There is a condition back side of the Identification paper is that; the property is not transferable or salable.
7. The GPA Holder purchase this flat in 2002, and Electricty bill and water bills are there in the name of GPA holder.
8. Expect “Palanubhavi Patra” and GPA document nothing documents are available with purchaser(GPA holder)
9. The flat contains 3 cement sheets houses.
10. Please let me know what are the precaution needs to be taken before get in to the deal.

In our Apartment Complex, some portion in the basement is given to a telecom company on rental to put up their exchange. The agreement though executed on Rs.100/- stamp paper it was not registered. It was entered about 4 years back for a period of 5 years, still valid for an year. The rent was too low and most of its terms are one sided. We would like to revise the agreement to the clauses and the rent part, but the termination clause says "Notwithstanding any of the terms and conditions stipulated herein, it shall be open only for the LESSEE to terminate this lease agreement by giving one month notice in writing to the other party". Please advise us whether this agreement has any validity in the court of law? We would like to terminate it if they do not enter into a fresh agreement with acceptable terms and rent.

Please help me on stamp duty and registration of document as per Bombay Stamp Act,
In case of contract involving provision of communication services which are liable to service tax under service tax Act, executed on Rs. 300 stamp paper, required duly stamped and registered under Bombay Stamp Act. If yes then please let me know the percentage (%) at which stamp duty and registration charges required to be paid of contract value.

1)What is the Percentage i want pay for franking Guy?
2)Can I mention date & Signature on it?

Respected Sir/Madam,
I am from Chennai, I lost My Maternal Uncle Shri K Sundaram on 19.02.2011 and My Aunt on 18.03.2011.at Trichy. They are Issue less. In the year 1980 My Uncle asked my father to adopt me but my dad denied. As per his wish I lit the pier for both of them. We sold our Ancestor Property at Trichy and took the proceedings among ourself. All went in four directions. My Uncle was a retired Engineer from All India Radio. His Pension Fund is Lying in the Bank Account. I have an account in the Bank. I want to get Legal Heir Certificate. Please Guide and Help.

Dear experts,
I requested a change reading surname as initial from SK - SHAIKH For my wife's sister
daughter born in 2012.issued by B.M.C
They need to apply for passport,
Supporting and confirming documents verified
by them was original ration card,aadhar card,school id,and bonafide issued by school
authorities.and copy given.
I am refused ssying these cannot be done.
the clerk verified says i should bring nikah nama translated in hindi.
But they dont assure me.
What should i do pls advice.

Totally there are 9 flats out of which the 2 flats are yet to be sold. The agreement entered says that the builder will decide when to form association the agreement is entered under Maharashtra APARTMENT OWNERSHIP ACT 1970.
Can any one of our friends help us by giving an format for sending notice to builder for formation of association .
If we form on our own where to register it in nashik

Sir,
Can a gift deed be made of a flat on Which loan has been taken? A person wants to execute a gift deed to give 50 per cent share of his property (i.e. a flat) to his father. Though he (the donor) has taken loan for that flat. Is it legally ok for him to make a gift deed ? Kindly assist me in this regard.

Execution by blind person
Respected Sirs,
Can a blind person execute a document and get it registered before Registering Authority under Registration Act, 1908. If there is any objection in the Registration Act, 1908, please enlighten me the procedure to get a document registered which is signed by a blind person.
