Im shankar am working as a cab driver at bangalore ..my native is tamil nadu at dharmapuri .....my land past 20 years some one occufyed ..if we asked tha person he telling my dad was seled R.s 200..
but their is no registed certificate ....and patta....we have original document in the nam of my grand pa bt he is no more .....
when my grand pa was dead offter only that person buy illegally .....land 40 Acres....
right now land value s Around 70 laks...my age was 24 years my brother age is 18 ...
how can i get that land .....

with reference the above subject,we would like to inform that we have not sanctioned the housing loan to customer due to 13 years legal search report is not available in sub-register office for all property transaction between period.The SRO office has provided only record only 2005-06 for property transaction. After the sub register office has not prepared the record and also not provided the Non-encumbrance certificate to respective applicant.As per bank policy 13 search is mandatory for legal search report from impaneled lawyer.
kindly suggest us in what basis and which documents are required for resolve the issue.

we have drafted the conveyance deed for teh sale of House propety on acccount of we ar the purchaser . we want to incorporate POA clause in the draft of conveyance deed .
so to register the POA is the incidental to execution of conveyance deed .
is stamp duty levy on the poa ?
is there a minimum stamp duty on POA ?

Respected sirs
Six persons jointly purchased property from vendors. Now the buyers agreed to part ways before sale getting registered. One of the buyer X has capacity to pay back other buyers share n wanted to retain the property. X has repaid all others share by cash n got GPA unregistered executed.
Now the seller says he will register property only in names of agreement holder. X showed the unregistered GPA to seller. Seller wants to mention the GPA in the sale deed as condition.
Can X go ahead n do as seller wants.

i bought a property before 22 years from the government directly.From that time i am maintaining my documents perfectly,including patta, chitta everything.but there was an encroachment in my property in 2009. regarding that, i have filed a civil case to vacate. i have the nil-encumbrance-certificate from the year 1905.I have the current nil-encumbrance-certificate too,[april 2014] in the name of me.All the documents are perfect.
Please remember, there is no claim or case of my property from any body.
Now, i am in need of some money. so can i mortgage my property to someone and register it, in registrar's office?

Sir,
I am a third year student of engineering and have a single name. I wish to adopt my father's sirname. For the same i have prepared an affidavit and also published in newspaper. Now i am not able to understand how to go about the process of notification in gazette of Jharkhand. Kindly help.
It would be very kind of you if you could also give me an insight into the implications of name change at this stage as i have one more year to complete my degree. Does this name change have any implication on visa grant process if i wish to pursue my higher studies abroad?

Can an executor defined in privileged will define the heirs. My father was serving army office and we received his will from Army HQ after his demise. We are two brother's and two sisters. My father has made my mother sole heir and executrix and administrator of all his movable and immovable property.
Now we have a property in delhi which my father has bought of his own. In the transfer of papers of the house we were advised by the authority to submit the affidavits and indemnity bonds. To which my elder brother has refused to sign. Without his signature we cannot process the property transfer. Can the executor of the will define the heir and can we submit the papers without his name and affidavit from him.
Please advice its very urgent.

Spelling mistake in surname
Hi,
In my educational certificates, a letter(in SURNAME) was misspelled but in my PAN CARD, VOTER, DRIVING licence ID, it spelled correctly, now i want to apply for PASSPORT.
How can i apply for the passport with surname different in SSC and ADDRESS & IDENTITY PROOFS and please tell me the procedure for it?
