validity of a letter without signature of sender

One person received some letters (ledger copy of share transaction, notice for payment of arrear payment, show cause notice for legal action for non payemnt of money) from a share broker companty i.e. ITI Financial Services Ltd, Kolkata. All the letters and documents are being printed by computer printer on plane ordinary papers. But all these documents did not bear signature of the sender and bear footnote that:
"This is a computer gnerated report, hence does not require any signature".

I want to know whether these correspondences are authentic and valid?

If yes, please give details with supporting laws in force.

If not, what would be the consequenes? & what to do against the broker?

Stamp Duty

Dear sir,
In cochin, kerala, our company has taken a premises on lease for 5 yrs and we have registered the Lease Deed and have paid stamp duty and Registration fee for the entire tenure. Now we have vacated the premises and while going for registration of Surrender of Lease Deed, the Registration Office is claiming the same stamp duty as we have paid at the time of Registration of Lease Deed. As per the Kerala Stamp Act, Stamp duty for Surrender of Lease is Rs.100 and Registration fee is 2% for corporation area. The query is 2% on What? We have mentioned that there is refund of security depost is Rs.3,50,000/-. And there is clearly memorandam from the IG of Registration, kerala is refund of Security Deposit should not be considered for fixation of Stamp Duty. Kindly clarify.

Repeat question - Sale of house

The query with respect to the documents required for establishing the history of a house as part of a sale transaction.

1) X, the owner of the house offered the sale of the house to Y. X has provided the documents of the house to Y at the initial stage of the transaction for verification. Those documents do not establish the history of the property. So, Y requested X for the same. As a part of this ,X has made an application to RDO requesting ‘Pahni’ documents two months before present day. It has been two months, but the RDO has not provided the document so requested till today. Upon repeated reminders, the staffs of the RDO are delaying the process in providing the requested documents saying that it is not so easy to get those documents; and it takes so much of time. ------------------Now, the query with respect to the 1st listed issue is a) what does ‘Pahni’ document mean? How does it help in establishing the history of the documents? and b)As said by the staff of the RDO, why does it take so much of time in obtaining those documents?
2) On the other side, Y the other party to whom the property has been offered applied for loan to a bank. As part of that, initially the bank requested for NOC which has been submitted. Thereafter, the legal dept of the Bank requested for a Patta document to be issued by RDO establishing the Possession rights of X of the said property at the addressed location. The legal dept of the bank has returned the loan file as the Y could not submit the requested patta document within that time line. -------------------Now query with respect to this issue is – Whether Patta document and Pahni Document are one and the same? If not, what does each of them mean? Can the submission of Pahni document of the house to the bank is sufficient replace to Patta? Please clarify.
3) Also. Please explain what is the best way of getting the document related to the property from the staff of the RDO without any further delay, because it is delaying everything and if this continues the loan file may be closed in the bank. If there is any fast way possible please provide the details.
4) And how do we know the history of the property? And how do we know that the property can be bought without any hesitation? Is an EC sufficient for the same?
