About a purchase of plot.

Dear sir,
I want to buy a plot.The owner of plot is not alive. His succesor are his wife and his son who is 15 year old.should i buy the plot when the 2nd succesor is minor. If yes then what is the procedure of title transfer...Please help..

Mother is a natural guardian and have right to sell the share of her son's property on his behalf.

I do not agree with the advice of any of the experts.

Mother shall have to obtain permission from family court under section 8 of Hindu Minority and Guardianship Act for selling the property of minor otherwise she cannot sell.

Not unless mother obtains a n order of permission to sale from court on minor's behalf.
