7/12 document for 2000 sqfeet land in narhe village,pune dist,maharashtra state

Dear sir, i have purchased 2000 sqfeet land for residencial purpose by registered agreement in said village in pune. but i face difficulty to get 7/12 extract(document) on my individual name. i am a farmer and they said 7/12 can't be get like this. kindly advice the correct procedure about to get 7/12 document on my individual name so that further approval for building home can get easily from govt offices etc.Thank you!!

Ownership cannot be got transferred in your name merely by making an agreement. You need to get registered sale-deed from the seller which in turn shall have to be got mutated in revenue record and only then you can get your name in 7/12 extract.

Get the Registered sale deed first and later get the mutation entered in your name. After that you can have your name in 7/12.

Why stopping with registered agreement itself if you have paid the entire sale consideration amount to the vendor?, why dont you go for the execution of registered sale deed in your favor?, what prevents you from doing this?, Until you donot have the property registered on your name, you cannot get the desired documents on your name, so proceed as advised by experts.
