2.what is sale deed?
3. what is title deed?

Encumbrance certificate shows the history of the property.. transfer of tiles and conveyances

Sale deed .. A deed by which a seller convey a property by way of sale to Vendor for a consideration

Title deed .. All the documents pertaining to a sale, clearing the title of the owner
