Nature of land - Guntewari
Size of land -2640sq feet
Sir can I sell 1000Sq Feet land out of 2640SqFeet land without joint property.

You have stated it to be a gunthewari land, hence it is a leased property and not a property with a registered sale deed on your name.
The term 'Gunthewari' is often used to refer to a land lease in which the lessee pays a certain amount for the leasehold rights. However, it does not have permission to transfer or sell the lease. This type of investment has become popular recently in many places, as Gunthewari land.
As per the Gunthewari development act:
Common or indivisible infrastructure or services or amenities or facilities shall be provided by the Planning Authority only after such minimum proportion of number of plots in the layout, as may be determined by the State Government, from time to time, have been regularised.
