Property which is purchased using Agreement to Sale

My Father has purchased a 5000 Sq Feet of Land in pune using Agreement to sale (Sathe Khat). This was done 10 years back.

The owner of the plot has died few years back. I am having a orginal Sathe Khat and Index paper with Me.
No Body is occupying the plot at present.

How to proceed to get legal ownership of the Plot.

Better u get in possession of the plot first and then issue notice to the legal heirs of the deceased and pray them to get egistered sale-deed in ur favour and if thye deny then enter in civil court for specific performance.
