Maintenance charges paid every month¿

In commercial apartment do we need to pay maintenance charges every month, even if specific amt is not mentioned in agreement bt we are giving specific amt, even wen their was no issues, after paying water and diesel expenses separately..is it required to pay the charge where I m not using lift¿

Terms and conditions of the agreement with Maintenance agency and/or Rules framed / Bye-Laws of the complex shall govern the subject matter.

You are abide by bye- laws of complex and have to pay maintainace charges even though you don't use lift and other common facilities.

In Monthly maintenance water and diesel expenses are added or dey r added separately¿ Does it mean maintenance that every thing within the premises should be maintained by licence (these charges not include in monthly maintenance) + charges for exterior premises as well. If monthly amount is fixed it should be mentioned in agreement ri8¿ And if it's not mentioned then¿ For eg you have to pay all the taxes and outgoing charges, monthly maintenan, electricity, etc¿

LOI (letter of intent) is not applicable if the licensor or its employees and staff lock the premises of license without any information.

In such case what action license can take or what he is liable for¿

Licensor/it's employees and staff can not change the door key lock of the premises of license without any information given to license..if such case arise license can file a case against licensor.
Door keys/ locks can't be changed if they r in good and working condition. Nor till the time when license has not yet vacate the premises without any information provided to license.
Charges are liable only and only if the premises is not locked by licensor, if licensor stops income source of license unfortunately he is stopping monthly rent, charges , taxes etc.
If all the charges/repairs are paid by licence for eg. Maintenance charges of day- day minor repairs within the premises. Major repairs such as leakage/seepage or bursting of sanitary pipes or any damps to the structure. Maintain and keep the premises, windows , a/c, flooring & tiolets are paid by licence then WHY NOT THAT MUCH PREMISES SHOULD BE GIFTED TO LICENSE AS A GIFT FROM BOTTOM OF THE HEART.
Is their ny need of paying monthly maintenance¿ Housekeeping should be done by licence staff. Understood bt if their is not a single damage to major repairs within a month is monthly charges liable.
No charges are applicable if the agreement gets terminated by lincensor in the period of lock down or the premises of license is locked by licensor without informing license. Let it be rent, GST, maintenance, intrest, electricity bill etc.

IS GST AMOUNT IS APPLICABLE FOR THE UNPAID MONTHS IF THE AMT IS PAID AS A FINAL SETTLEMENT.
WHILE CLOSING THE AGREEMENT IN CASE OF TERMINATION BY LICENSOR¿ AS THE BILLS WHERE NOT RAISED FOR A PARTICULAR MONTHS THEN HOW LICENSOR WILL PAY THE GST AMT FOR LICENSE¿
Is it liable to add gst+ monthly maintenance+ interst per month even after knowing conditions of license. Is it liable to pay in such a pendamic, is it liable to pay if the licensor has stopped income source of license¿

Last but not the least..
Final settlement should be done by licensor + manager as he was the one in place of licensor, as licensor stays out of state, and the licence, it's co partner, and the person who was handling the a/c. In fair manner. With out addition of extra + extra + more extra charges.
