    TOPA /RFR ACT applicability in India Is TOPA ( Tenant opportunity to purchase act ) or RFR ( right of first refusal act ) is applicable for the tented properties in India specially in Kolkata, my landlord is going to sell one commercial shop room to a third party at a cost of Rs. 20 lacs and I am ready to buy the same but neither he is considering my proposal to sell off to me nor giving any written notice to intimate officially regarding proposed Transfer of title by means of sale agreement hence I am unable to give any written counter proposal to buy the same although I am ready to purchase it at his stipulated price. Please suggest course of action now and in future if he sells the shop room to third party ??? I have been paying monthly rent to the Ld rent controller of Kolkata municipal Jurisdiction and tenancy is governed by West Bengal Premises Tenancy Act 1997.

    Good Morning sir ! I had made criminal case against my uncle and TALATI regarding making false sell document of our undivided new tenure land without making power of attorney of my late father.In this regards many legal cases made by me from Mamlatdar court to Collector court and in each court all the judgement were favouring me , in every proceeding my uncle has not been present power of attorney because it has not been made ever, on this ground i had made criminal complaint in court and court has order to police station on 156 (2) but due to nepotism of TALATI C summery had been filed which later on rejected by court on the ground of PA not presented by offender. but after proceeding court has released both of them on aquittal, against which i had made appeal to session court but same result came from the session court and they has finalized lower court order.In this regard i seek your kind help and guidance to put my case at High Court of Gujrat, can the HC will understand the truthfulness. and how much time period limit to put up the matter to HC from the date of order from session court.Kindly help me and obliged.     Dear sir, i 40 years got married on 17/7/2013 as I m in Central Govt. & my wife 40 Years is in State govt. job. Due to our job and not staying together, she has filed a police complain for harrashment in which i have been called for mediation at SDOP-FMC (Police) where she state for divorce on 05/4/2015. Now i filed sec-9 RCR and application to TI(SHO) & SP for mediation and settlement in which she has again state to seek divorce on 23/6/2015. I have both statement and order sheet true copy. finally, I filed divorce case u/s 13(a) on 23/8/2015 in which she appeared with her counsellor and asked for mediation to the court. My query is as follows:- (1) If she turn up her mind to stay together and whereas i am not interested then what will be the next procedure after failure of mediation. (2) Is she eligible to get financial help u/s 24 & 125 since she is in State Govt. permanent job with salary of rs. 27000/- PM with no kid. (3) what will be the next proceeding after failure of mediation. (4)How long will go divorce proceeding and how much are the chances for getting divorce based on the above said order sheet since I filed divorce case. Regards sandeep

    Sir, I am working in FOOD CORPORATION OF INDIA, HYDERABAD. I have done my graduation with B. Pharmacy and the essential qualificATIONS DOES NOT INCLUDE B. PHARAMACY FOR THE SAME POST i AM WORKING NOW (Assistant Grade _III technical). Now my probation has been declared and I am regularized. Now the Corporation is thinking to send me out by way of dismissing. Is there any legal protection for a regularized employee? And I have mentioned my qualifications in application and did not hide at any stage of recruitment. Am I responsible for the mistake done by the corporation while recruiting me in to the post? At present I am over aged to get a Govt job (Completed 28 years)so can I go for legal battle? Can I sustain? Please guide me....

    dear sir, can an employed llb holder give legal consultancy services. I am not asking for having practicing degree for appearing before a court, rather just giving legal opinions against fees. the employment nature is of accounts and finance nature.
