Non Existance of House & Well on Paper

Dear Sir,
I have sold an agricultural land alongwith a house and well.
But the said house and well were not recorded on the 7-12 of thac land.
and accordingly less stamp duty etc were paid.
i.e. the land was shown as "jirayati" though in reality it was "bagayati"
what are the legal implecations of this?
is the sale of land valid?
and now the said land is a subject matter of one of my family disputes and a court case is pending so the government officials i.e. "talathi" has refused to update the entries of house and well on the 7-12.
how can the buyer of the land get that house and well registered on 7-12?
please answer all aspects.

Why do you worry? you have already sold it. the purchaser will bother for updating of the entry in record of rights. you are not concerned with it now. Talathi might be refusing due to pending court case. he will do it after the case gets over.

You are right Sir, But The Buyer is one of my close Relative and i have to help him to get this registered on paper. How can this be done?
Because this to my knowledge is criminal offence if it is proven that this is done to evade the stamp duty. Will I or the buyer will be liable for legal proceddings? What shall we do to avoid action against us?
Furter in the notice which i received in the court case that i have mentioned also says that the land contains a house and well.
I am only concerned about criminal proceddings against me or the buyer in this regard.
Shall I or the buyer pay the additional stamp duty to avoid such proceddings or is there any other way?
