Rent agreement

What is the difference between 11 month lease and one year lease in case of renting of residential premises in Delhi.
Please clarify why is the personal lease period is generally 11 months in case of lessee being an individual. Is there some legal problem in the lease period being one year or more instead of 11 months?

if you agreed to one year or more, you must register your agreement otherwise its not valid one in per law, if you put 11 months no need to register and as per law its valid contract and agreement.

there is nothing about pecuniary benefit i thought bcoz the point of registration only deals with legality or enforceability of a document.section-17 of registration Act any instrument purports to assign any right on other(person) in immovable property for a period of more then 1 year must be registered (mandatory) and in a case whr period is less thn 1year thn its obligatory but both the documents are valid.

Does that mean that if I want to let out my property through a lease deed of or in excess of one year than it is safe for me if it is registered and in case of it being for 11 months, even the unregistered is fine???????

You select a good tenant using your wisdom. Enter an agreement for 11 months incorporating all the terms and conditions.
