Propert transfer through gpa

Hi Sir/Mam,
I am planning to buy a property in Ghitorni village, the plot is registered in the name of land owner, now land owner is building floors on that plot (builder floor) & selling them through GPA, If i buy this through GPA, Will i be able to get my property registered by initiating a sales deed later Or can we initiate a sale deed while buying the floor from the owner so the property is registered? If no, what are the ill effects of me still going ahead & buying the property through GPA??
