What if chatursima mentioned in registry is wrong

Dear Sir,

What are the consequences if chatursima mentioned in agriculture land registry is wrong means directions are wrongly mentioned then what are the consequences and measures to avoid if seller died and legal heir is not agreed for amendment.

Try to go mutually,or file an application before reg.office for correction they will provide a form where both party need to correct information

1. Apply for Govt. Survey (TSLR) (not private survey), who will measure and provide the measurements, boundary contours and all four side neighbor land details. Obtain his Report.

2. Based on TSLR Report, execute unilateral "Rectification Deed" with relevant corrections & strategic clauses, with stamp duty (500/-) and Registration (1000/-). There is no need for signature or presence of Seller party, PROVIDED original sale deed was duly stamp duty paid and registered.

If the legal heirs of the vendor (seller) not agreed you have to approach the court of law. Without seller, unilateral rectification deed cannot be registered.

As advised by experts you can apply for survey of your land by the government surveyor with the help of land revenue records held by the revenue department.
Get your property check boundaries marked by placing marking stones or boundary stones after measuring the extent of the property.
Once the property is measured and boundaries fixed by the government surveyor, you can apply for rectification of the records of the land in the revenue department and obtain a new patta with the rectified boundaries marked properly in the patta.
The registered sale deed in your name shall be enough to get your property surveyed hence there may not be a necessity for the seller to give NOC or to give an application to the revenue department for this rectification of records of the property.
