Land advance payment

Sir I assured the party to sell a land for 10 lakhs and I got an advance payment of 50000.But now I'm in a situation not to sell the land and when I repay the advance the party doesn't get cooperated with me.I haven't made any agreement regarding advance payment but I have given the xerox of the land registration. Is there any way for the party to threaten me or do any legal problem regarding the land with that photocopy kindly suggest a way and a solution to get rid of this problem

Simply giving a xerox of your property document to X, could not gives any right to ask to sell the property to him. In the absence of such either a Token Advance Receipt or an Agreement, even though you received an amount of Rs.50000/-, he will not create any legal problem. You can refund the amount directly by way of cash. No problem.

Whether you received Rs. 50000/- through cash or Cheque?
Did you grant any receipt to the buyer for Rs. 50000/- advance received by you?
What was written on the Receipt?
