    Sir Thanks Proper order for demolition & reconstruction from Municipal Corporation is got. Injunction suit is pending in the City Civil Court, Neighbor has impleaded in the High Court. High Court direction is awaited. In such a situation, without court order, if we start work, is there any chance, the neighbor can get a “Stay Order” in the Court? Your guidance is requested. Tamilnadu Law Extract:For residential building fair rent is 9 percent of market value of the site, the cost of construction, and any one or amenities (About 15 items) provided. This 9 percent to be added with land plus building or building cost alone. In one of my fair rent work, there is no excess land and in another there are excess land.     Thanks answering my question. Already Madras high Court appointed Advocate Commission. Report submitted in April 2013, favouring ue and blaming neighbour. Direction awaited. Due to urgency can we proceed demolition work without Court Order, There is no stay for demolition. JEENATH

    Dear Mr. Raj, We have 4 buildings in cooperative housing society. On eof the buildings is a premier bldg and all flat owners have been given 2 car parks by the builder. They have even mentioned in the agreement. is it legal to have 2 car parks?>Can the society take away 1 car park from them and then give it on rent to other owners. Car parking spaces are currently short in the cooperative housing society.
