The seller of a Unapproved Land(CMDA Approval not Obtained) fears chances of Forgery to give even Xerox copy of sale deed and related docx to buyer for Verification .
The buyer requires the docx to verify title, encumbrances,govt plans(MMDA)before making a Investment.
Both are unwilling to believe in one another because of the stake they hold.
1.Suggest a course to help conclude sale without putting both party in disadvantageous position. 2.Is Seller fear Unnecessary?How can Seller be Convinced that he/she is safe. 3.With What Minimum information Buyer can get satisfaction and make safe Investment?
Further all details cant be verified by buyer taking help of a lawyer just by going through docx at Sellers Premises. Am i right.

without satisfaction dont buy any land even without registration. be aware of the documents.

Sir,i think you misunderstood the situation.Seller is genuine but has a fear the prospective buyer might cheat so as a precaution he denies to give photocopy of title deeds.
Any prospective buyer comes and asks for title deeds etc.
Seller is strictly holding his stand as everyday in newspapers we here forgery in sale of land docx. Sale pertains to a land in Chennai,Tamilnadu Give a solution suitable to conclude a sale safely?

If the seller is so fearful, the buyer can simply note down the transactions from the Encumbrance Certificate and go through the documents by himself with the aid of a lawyer in the Sub-Registrar's office concerned and go through the title deeds of the property one by one and if satisfied, proceed with buying.
