A housing society in Mumbai can install CCTV cameras in common areas like lobbies for security, but it is not an invasion of privacy as long as the cameras are in public spaces and not directed into private homes.
However, installing cameras to monitor movements within private living areas without consent is considered an invasion of privacy and has been ruled illegal by the Bombay High Court.
The installation must be for a legitimate security purpose and not for arbitrary surveillance of individuals.
Cameras should be positioned to avoid pointing into private doorways, windows, or any other private areas.
Understanding CCTV rules for society is essential when deciding where to install cameras. Common areas are typically covered under these rules to promote security without invading privacy.
Privacy is a huge concern here because individuals who face any intrusion by CCTV cameras must avoid it. The managing committee of the housing society needs to ensure to place it in a way that keeps the rights of the residents intact.

CCTV installation rules require you to respect privacy by not pointing cameras at private areas, such as bedrooms or bathrooms. In an apartment complex, you must get approval from the housing society and inform other residents. It shall be displayed the clear signage about surveillance, secure your data, and avoid capturing footage of your neighbours' private properties without consent. Intentionally recording someone in a private area without their consent can be a punishable offence under the Information Technology Act, 2000.

Installation of camera(s) in lobby (common area) do not violate privacy of any person.
What is your objection / dispute for installation of CCTV in common areas ?

Sirs ,
Its not about CCTV Camera. It is about the position of Display/Monitor which is open to all and defeats the very purpose of discreet surveillance .
The CCTV system is meant for close-range monitoring by authorized security staff only, Not for public display.
There are 7 camera installed on each floor and One in side the LIFT. Families using lift often view themselves in the mirror fitted in the LIFT to correct their dressing which is visible to everyone because of display position which is open to all.
