buying a Flat - documents

Hi,

I have a query regarding the documents required while buying a flat.

I have been asked to obtain the below two :

1. Land Grant Certificate under Inam Abolition act

2. Alination certificate issued by Tahasildar

All other elements/documents looks good when verified.

But the builder is not able to provide the above two documents till date.

Can you please confirm how important it is to for me to possess and verify the above two documents ?

Can i Compromise with these and proceed further. Request your advice, Thank You.

first check oot the use of land converted to non agricultural or not
and see comencement certificate from concern authority and occupancy certificate from concerned authority
