Stamp duty and execution at different states

I have purchased Rs.100 stamp paper at TN for unregistered lease agreement for 11 months for a flat at Mumbai. Owner of the flat resides at Bengaluru and signed the papers at Bengaluru. The agreement is to be executed at Mumbai, my work location. Is this a legally valid and acceptable agreement.
