Wht is the query abt is it entering a lease agreement for the purpose of  incoporation or any other purpose?

Querry: is it necessary to enter into sub lease agreement only bcoz the company is incorporated. As the Auditors may ask for supporting documents that on what basis  we are showing a particular place as registered office of the Company?

Not necessary unless you are claiming rent as an expense in your P & L account. Moreover, while incorporation the ROC also never asks for proof of the registered office except that it is intimated to the ROC in Form 18.
