Poa to sell a co-owned flat

Owner based outstation wants to do a sale agreement via courier.He claims the agreement would be registered at the sub registrar's office @0.1 pc & pay booking of 10 pc.Later he will come with wife's POA for sale deed.Is it legally valid & can we mutate the name to mine this way
