Plot registration with irrecovable GPA

I have signed sale agreement with owner and want to register the plot from the owner with irrecovable GPA. Will I have full powers to sell this to another person in the future? Can you please send me the format of the irrevocable GAP for the registration.

Directly go for registration then what is the necessity of GPA

If your registering the sale agreement itself you will become a owner,the why you go for POA .it will be duplication of documents.

Thank you for the reply. I want to do GPA to save on registration charges, as this land will be resold to a different party in the near future. You mentioned about registering sale agreement, how is it different from regular sale deed.

sale deed registered with sub registrar is registrered sale agreement.in GPA there is little risk if the owner dies or revocks it is cancelled and the owner alos can sale the property.
