Land purchase dispute

Good evening everyone,

Recently I have got into trap. I was proposed the deal of couple of acres agriculture land at my native, Satara (Maharashtra). Seeing the wrong time investment in Real Estate I opted for Land considering future value.

While on enquiring on documents I could find the 7*12 extract in seller's name and 6 12 utara (ferfar utara) stated the land was distributed by Tehsildar in 1986 in the families.

On gathering more information I came to know that the one of relative of seller (distant nephew) may raise the obligation. To neutralise the risk I went to that concern relative whether he has problem if I am buying the same. The relative said he has no objection.

After sale agreement and paying stamp duty and registration. I have got 7*12 extract in my name now. but that relative has changed his mind and started threatning.

The claim is that there was case before 1886 on this land though the relative lost the case that time. He has now plan to file new case this time.

May I request to know as buyor what are the risks attached to this land and what precautions I should take?

Aslo what is the way to to neutralise the threat as police is not so co-operative saying this is under civil law.

Thanking you in advance for your feedback.

Kind Regards,

Sharad
