Sale agreement cancellation

I made  unregistered sale agreement in 100 Rs Stamp paper for 2.75 lakhs and received Rs.35,000 as adavance .The property is situated in village .It is immovable property land with building in last week.

Now i am unwilling to sale my land and i am ready to return the money.What is the procedure to cancel sale agreement.

Please help me sir
