Property noc or relinquishment deed

Is Property NOC or Relinquishment Deed valid only when the same is registered or even the one prepared on a normal page will work as the registered one.

And and can the same be revoked or cancelled if the same is taken fraudently. I am aware that the same can be challenged but just want to know in the above scenario what can be done.

1. A relinquishment deed withot registration is nothing in the eyes of law.

2.  A relinquishment like any other document can be sought to be rescinded or cancelled on grounds of undue influence or coercion.

And just to add to the following information ..... I hope the Registration process at registration cannot be completed without the person who has given the signatures ? >>> pls correct me if i am wrong.
