Non vacating house

I have given my house for rent 3 months back,,Tenant is not paying rent or maintainance charges ..no of times i ringed up he saying i will vocate with one or two days ,,,recently he has given time and date to vocate ...on that i went there for vocating but there is no one in the house,, house was locked and immd i made a phone call to him but he is not lifting the phone ,,,since the same was repeatig from four days.. pls give me suggestion in this regard.
