Land sold by gaurdian after minor got major

My father registered a sale deed of 50 cent land in my mother name and my name putting my mother Valliammal as gaurdian since I was 10 years old. Since I aged 18, I have been using the land and in my control. The Patta was in my gaurdian name. Now, I have come to know that, In 2010 Guardian Valliammal has given settlement to both of her daughters with out my signature. Now they changed patta to their name. But still the land is in my use only. Please advise me to cancel the settlement sale deed.

I am her own son and settlement registered in my own sisters name. No second wife for my father.

Do not give possession and consult an advocate and file a declaration suit as expeditiously as possible.
