Expiry of lease deed

Sir/Madam,

My client is staying in a  residential building wherein they pay a monthly rent to the landlord.

The situation is that a certain Trust is a Lessor and a certain person is a Lessee. The Lease Deed is due to Expire After 10 years.

My question is if the new Lease Deed is not signed by the same Lessor and Lessee and if a New Lessee comes ,  does he has a right of Evicting us from the Property if the New Lessee Intends to use the Property for some other Use.

Will I find the answers for these in The Transfer of Property Act or any other act. Pls let me know

Dear Nitin,

The subject of lease will come under contract and registration acts 

Once the lease period is over, the lessee is duty bound to return the possession of the property to the lessor.It is only the lessor who may file for evicetion of the lessee if possession of the property is not returned to the lessor and it cannot be done my a new lessee.
