Panchayat land

I am planning to purchase Panchayat Land. May i know what all necessary documents/pre-requisite to check before buying (check List). It is for constructing house which is sold in layout by a builder in Bangalore

First, select a bank branch and get the details of their Counsel/Panel Advocate and get an opinion in advance what all documents they require for mortgaging the property for availing housing loan.  Also, contact the Builder and inquire about other purchasers and whether any of the purchasers availed finance from the bank and get a copy of the legal opinion already given.  The problem with adjoining villages is that some villages are within the jurisdiction of BDA and for construction of the houses and layout their permission is most essential..  The Normal requirement for any purchase is the link deed, sale deed from the bonafide seller that is having a good title,  EC for the last 12 years, approval for layout, construction for such permissions from Panchayat, or BDA.

Sir, please understand the limitation of guidance from experts all over India and even in Karnataka.  You have not even stated the village name and seeking guidance.   please go through the reply in detail and seek guidance from the local advocate.  The builder has to provide a format of documents SET as stated in the agreement, and only a local advocate gives authentic confirmation of previous owners that purchased the land.  Never believe a builder or his advocate and take precautions that builder has RERA REGISTRATION.

Prima facie, the Panchayat land means land owned by the Panchayat, That is it is Government land which could be sold only by the Government. It is the excpetion than the rule that Government sells its land.

Panchayat land;  The presumption is that land standing within Panchayat boundaries.   The problem with several cities was some of the villages are governed by Development Authorities and those lands are being sold to innocent purchasers with the antedated permissions for constructions from Panchayat either for their income or for to circumvent the DA permission.

Panchayat land can neither be sold nor purchased by private parties.
