    Is TOPA ( Tenant opportunity to purchase act ) or RFR ( right of first refusal act ) is applicable for the tented properties in India specially in Kolkata, my landlord is going to sell one commercial shop room to a third party at a cost of Rs. 20 lacs and I am ready to buy the same but neither he is considering my proposal to sell off to me nor giving any written notice to intimate officially regarding proposed Transfer of title by means of sale agreement hence I am unable to give any written counter proposal to buy the same although I am ready to purchase it at his stipulated price. Please suggest course of action now and in future if he sells the shop room to third party ??? I have been paying monthly rent to the Ld rent controller of Kolkata municipal Jurisdiction and tenancy is governed by West Bengal Premises Tenancy Act 1997.

    Sir, I am working in FOOD CORPORATION OF INDIA, HYDERABAD. I have done my graduation with B. Pharmacy and the essential qualificATIONS DOES NOT INCLUDE B. PHARAMACY FOR THE SAME POST i AM WORKING NOW (Assistant Grade _III technical). Now my probation has been declared and I am regularized. Now the Corporation is thinking to send me out by way of dismissing. Is there any legal protection for a regularized employee? And I have mentioned my qualifications in application and did not hide at any stage of recruitment. Am I responsible for the mistake done by the corporation while recruiting me in to the post? At present I am over aged to get a Govt job (Completed 28 years)so can I go for legal battle? Can I sustain? Please guide me....

    Dear sir, Hereby i have purchased one 1200 sq ft land in bangalore which registered on normal white paper along with stamp paper charges fully paid online �t sub registrar office and govt sealed on paper along with registrar sign. now i have doubt about legally is it correct which with out on stamp paper or what, if not what i have to do future safety proposes. kindly dvise me further or if correct intimate me further how to pay tax and all. thanks hope you will support in the matter.     Respected sir, Just to give you a history , that i'm purchasing a resale flat in joka kolkata.Hello All, Yesterday itself I came to know that Society is formed but not registered. The owner of the flat is asking me to bypass this process & asking me to do a Agreement for sale. As per him, its not a required document for Registration ( Please confirm on this ) also tell me whether it is essential for getting bank loan? But my lawyer is o insisting me to have NOC before I do Agreement. So My question is can an unregistered society give NOC?Is this NOC has legal validity for loan disbursement?From where i can get legal NOC to avail LOAN? What shall I do if the owner is forcing me to do so ? Rather how safe is that to avoid this step. Please let me know your expert opinion & guide me on this please -ANIL

    Dear Sir, I was a Vodafone user in Dec2014, Janury and Feb 2015. I have not used the Vodafone services even a 10 percent of complete my usage. Because may be their network capability was like that. And the customer care executives are really harassed me to get disconnect due their incapability. suddenly one day they have disconnected my signal and phone is appearing in Emergency mode , no services nothing. I requested for portal through proper channel to a useful and capable network in my area, for that they rejected my request and they billed for approx 3 months amount and they send a leagal nottice with out any discussion and in formation. Problems: 1. No signal at any time, No services 2. No Data connection (3g), even 2g also not working, 3. 70% of voice breaking , un audible even with customer care excutives also. 4. The network capability was apprtox 5 to 7 percent out of 100%. 5. And the harassement to get dissconnet and to port to a new useful network. Even I have not used a 10percent of the services aldo I need to pay the ammount ? They have send a Leagal nottice without any discussion, Kindly suggest what the best i can do. Regards, Guru
