hello sir,
i live in vishakhapatnam and bought an appartment in 2005.now i wnt to sell the same .but the land in which the appartment was constucted has 4 survey numbers.one of the survey no is in urban land ceiling .i tried to goe an noc but the officials denied sayig its surplus land.please advise me further .i have been living in the flat for 12 years

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

Try by asking the builder/promoter/seller to buy IT back from you on current market value.
Approach such counsels with all property related docs for a considered opinion in person.
Such counsels that deal locally with local matters can opine the best..
