Stamp Duty on Leave and License Agreement

we are ABC Limited, a company from Mumbai. we are planning to execute Leave and License Agreeement in Mumbai. Agreement will be for 5 years. and lease rentals are as follows:

1st year:Rs 2.6 Lacs

2nd Year: 1.95 Lacs          

3rd year: 2.6 Lacs

4th :  2.85 Lacs

 5th :  3 Lacs

Security Deposit is 35 Lacs. wat will be the Stamp Value for all five years...what fee we have to Pay on Registration?
