Position of Vendor depends on the sale deed aggrement

In that sale deed, It is mention that both inam and extended land

Then vendor has a authority to claim patta, which is issued to you

If sale deed not mentioned, you have rights

The webland is full of mistakes.  It all depends on other records and payment of taxes etc.  It may also be possible that the mutation was not updated, as the entire process was done in a hurry, and in some cases deliberately manipulated.   If you have really sold, like a good citizen oblige the buyer and help him to get his legitimate rights on the land sold by you.

Inam and other alienated tenures have long been abolished all over the country as a matter of public policy. As a consequence, the person who has appropriated the land for cultivation is rendered the occupant or the ryot. It is in this course that you have been issued the ryotwari patta. As you have sold the land, the purchaser becomes the occupant of the land. You can apprise him of his development.
