Rights of Tenant

I am a simple tenant of a lessee for last 20 years whose lease has expired with the efflux of time. The lease has been renewed to a third party in Kolkata By the landlords. Do I have any rights under West bengal tenancy Act 1997 as rent paid by me is less than Rs 10000 pm.
