We have given a portion of our ground floor property to a nationalised bank on lease for ten years in the state of Orissa . Almost 3 & half years have passed. Now we are planning to open a showroom for ourselves at another portion of the ground floor sharing a common wall on 2 sides (right & back of the proposed show room) with the bank.We requested the bank to surrender some space behind our proposed showroom by reducing the rent proportionately or alternately we are ready to give them more space on backside of the bank. The bank has refused. As per the agreement the bank can give us a notice of 3 months & vacate but we don't have the same option.
We need the required space (Appx 200 sqr feet out of 1775 sqr feet give on lease) very badly. We would prefer the bank to vacate the premices or surrender the required space.
Please advise.
