Renting flat in chennai - help with new tenancy law/rules?

Hello,

We (ownder) plan to rent our residential 3-bhk flat in velachery.  We have a few potential tenants interested.  I read in the new that rental law has under gone re

1. What all information and documents does one collect from a tenant who wants to rent?

2. For employment verification, can we ask them to produce recent pay slips?

3. How does do a background check/police verification on a tenant?

4. Lastly any recommendation for a knowledgeable  laywer in chennai who can helo prepare correct lease agreement?

1.if u plan to lease out for a period of more than 11 months then u need to register the lease deed compulsorily. but it�s always better to lease for a period of 11 months in the beginning which u need to renew after the expiry of lease period.. 2. and through renewal you can change your clauses if there are any.. don�t forget to add an increment clause in ur lease deed. 3. For your security u need to take a security deposit in advance which is minimum of 10 months rent atleast. Per the revised modal tenancy act, is taking 6 or 10 months advance legal?  Also is registration not madatory now?

 

Also what infomration/documents should one collect from tenant?
