Part of terrace sell by builder

dear sir,

                 just now i have purchase new flat in navsari, gujarat  this is 4th floor apartment with 5th floor pent house.  my flat is on 3rd floor. i have question for terrace. the apartment has common terrace. the builder sell some part of terrace to penthouse owner. when we book the property builder was telling that its full terrace to use. but today he is escaping by this. on my  property paper he bounding us that its his right to sell or not we dont know anything about this and we sign it. 

           is there any right>? further the builder tell that in the common plot he will give garden which is not his propety its all society,s property but today he is not doing anything what to do?

Now the administration and maintenance of the Building has come into the hands of Society, discuss with the General Secretary and president.  Raise this issue in General body meeting. This is not only your problem, this is problem of other residents of the flats.  Try to convince other flat owners and form a group.  Then your voice will be high.  Inspite of that there is no result, file a civil case against the Gen.Secretary and president and the erering office bearers.

You have to see the recital in the sale deed about this issue.  Builder may tell thousand while selling the property, but it is buyers who got to be beware.
