Owner is compelling to pay rent of 1 month

Hi Everyone,

I have been staying in a rented house for 1.5 years. While joining the house, I have paid 2 months of rent in advance as deposit to the owner. Now I am planning to vacate the house. I informed the same to my owner in 2 months advance as per agreement. Since I already paid 2 months of advance rent, I asked my owner to adjust that amount for these 2 months. But he denied and said that pay 1 month excess rent, and he will refund that amount on the day of vacating the house by deducting the repair charges. Then I said, I am ready to pay the repair charges right now, but not the 1 month's rent. From then on wards he started the torcher by calling daily and shouting to pay the excess rent. He says that the agreement was made like that and I signed on that. 

Please advice me whether I am supposed to pay the amount whatever he said or Can I sue on him.
