My aunt is having a house with around 12 rented shops in Gujarat on pagadi system ( all are old Tenants with vintage of around 20-27 years) the average rent of all 12 shops would be around 1400/- Rupees. As Compare to todays inflation and market rate it is very less. My aunt is Widow and she is retired pensioner. Her future life is sustain on the rents. Asking the tenants to increase the rent they are not doing so.
My only question is. Is there any law that she can get atleast reasonable rent ? Many of the shopkeeper are not paying even there basic rents since last 5-10 years. She has filed cases against them but as our law the case are still on pending status. Kindly advise for the same,
Few of the Tenants have shifted their shops to better place and are not giving the shops back even if they are no use to them as they are asking a shop with same area in good place then only they will vacent it.
