Minor share hold property mortgage

my father build house his own salary he give gift settlement my mother my mother is died we are three daughters one middle  of daughter is no more she have minor son we like to sold the  property we share it three Sshares one for minor son father signed the document it is valid any court permission need

Which personal law applies in this case?

Or are all involved Hindu?

After death has father as Guardian obtained court permission for sale of minor share in property?

After death of owner (donor), then 2nd owner (done) and then legal heir the mutation records has been updated by submitting death certificates/gift deed/legal heir certificates.. and updated mutations record obtained?

Has this property been partitioned by boundaries by registered partition deed, registered family settlement deed?
