My Flat agreement says that i can use 2.57 % of common passage .
But my adjacent flat owner has encroached and put the grill.I dont have a place to keep footwear too.
can u suggest what can be done as spoke with him and he is not cooperating with me.

No one can encroach upon the common area in the building and put grill to restrict others. File complaint to your society. However try to amicably settle the issue by discussing with your neighbour.
