Agreement for a flat

Hi,

We are 5 bachelors sharing a 2BHK flat in Pune (this is the 2nd year for the same flat) and we made a registered agreement with the owner through a broker. Due to some family issues, our 5th partner was not present at  registrar's office and we were told that he can present himself later and agreement can be finalized. He didn't return afterwards and now we are told that our agreement is cancelled and we need to pay another 5000 rupees for the new agreement.

My question is does an agreement get cancelled within a month and can't it be rectified later on?

I dont think that another agreement is required. after all only one person is not there, all the terms in the agreement are still going to be the same. You should get an informed counsel on this issue
